Selling commercial real estate involves a complex dynamic of understanding the client's needs and wants, and marrying these to a savvy tax deferment option(s). If selling commercial investment property, the value of a property is a function of its leases. Meaning the stronger, the leases and the less available space a property has, the more the property is worth. This is a general rule of thumb of course and is much more complicated than this; i.e a buyer wants to owner occupy the available, vacant space.
